A garage door is the heaviest moving object in a house and it runs on parts that wear predictably. Springs are rated in cycles, rollers dry out, hinges loosen, tracks drift out of line and opener force settings creep. None of that announces itself until the door stops, which is why the cheapest visit we make is the one where nothing is broken yet.
Signs your door is due a tune-up
None of these mean the door is about to stop today. All of them mean it is telling you something.
The door has become noticeably louder
Dry rollers, loose hinges or a stretched chain. A tune-up is lubrication, re-torquing the fixtures and resetting the chain tension.
It shudders or jerks part way through the travel
Spring tension has drifted, or a cable is spooling unevenly. Balance is corrected by hand with the opener disconnected, then the opener limits are reset to match.
The door has never been serviced
If you cannot remember a service, the rollers and the bearings have never been touched. That is where a tune-up pays for itself.
You are selling or letting the property
A safety reverse that does not work is a real finding on an inspection report. It is a test and an adjustment, not a big job.

What is in a tune-up
Every visit follows the same checklist, and you are told what was found, not just what was done.

- Balance test by hand at three heights with the opener disconnected
- Lubrication of rollers, hinges, bearings and the spring coil
- Re-torquing of loose fixtures and track bolts
- Opener force and travel limit check and reset
- Safety reverse test on the floor and at the photo-eye sensors
- Weather seal and bottom astragal check
Why balance is the whole thing
A residential door is lifted by its springs, not by its opener. The opener only guides a door that the springs have already made close to weightless. When balance drifts, the opener quietly takes up the difference, and the drive gear, the sprocket and the chain wear at several times their normal rate.
Correcting balance is the single item on the checklist that protects everything else, and it is invisible from the driveway. It is why a tune-up is a test with tools, not a spray can.
How often
A door used a few times a day, in the way most San Diego households use the garage as the front door, is running thousands of cycles a year. An annual visit matches that.
