Getting to you in Del Mar

Del Mar is a straight run north on I-5 from our San Diego base in the 92117 area, exiting at Del Mar Heights Road for anything above the freeway and dropping down Camino del Mar for the Village and the Terrace. The Heights and the Village are two different drives even though they share a zip code, so it helps if you tell us which side of I-5 you are on when you call.

The one thing we plan around is Via de la Valle during Fairgrounds season. Race meets and the county fair put real traffic on Via de la Valle and Jimmy Durante Boulevard, and if you are south of the river on a fair day we will route in over Del Mar Heights Road instead and tell you the honest window rather than the optimistic one.

Del Mar housing stock and what it does to a garage door

Olde Del Mar and the Village are full of older cottages and remodels on tight hillside lots, and a lot of those garages are single bay, cut into a slope, with the driveway falling away from the opening. A door on a sloping approach wears its bottom seal and its bottom fixtures unevenly, and that is where the cable corrosion starts.

Del Mar Heights and Del Mar Terrace bring the other pattern: 1970s onward homes with two car doors, many of them now carrying heavier insulated replacements fitted onto the original spring hardware. When a heavier door is hung on springs sized for the old one, the spring wears out early and the opener follows it.

What that means for the door on your house:

  • Salt air off the beach pitting springs, cables and bottom brackets
  • Sloping hillside driveways loading one side of the door harder
  • Single bay garages in the Village with very little headroom
  • Heavier replacement doors on original spring hardware up on the Heights
  • Detached and alley-side garages in Olde Del Mar that stay damp

The three jobs that keep coming up in Del Mar

Corroded cables at the bottom fixture

Coastal air plus a driveway that drains toward the door. The cable frays from the bottom bracket upward, one side goes slack, and the door hangs at an angle. Both cables get replaced as a pair and the bottom fixtures get checked, not just the one that failed.

Springs undersized for a replacement door

Very common on the Heights. The door was replaced, the springs were not, and the door has been slowly eating the opener ever since. We weigh the balance before quoting so the new spring matches the door that is actually hanging there.

Low headroom in the older Village garages

Some of those bays have almost nothing between the top of the opening and the ceiling. That is a low headroom track question, and it is answered with a tape measure on the estimate visit.

Access notes for Del Mar

Two minutes of detail on the call saves a return trip, so tell us as much of this as you can.

  • Tell us Village, Terrace or Heights on the call so we route correctly
  • Narrow streets in Olde Del Mar, we park where we will not block a neighbour
  • Fairgrounds event days affect Via de la Valle and Jimmy Durante Boulevard
  • Some hillside driveways need the truck on the street rather than the apron

Questions from Del Mar

Do you cover both Del Mar Heights and the Village?

Yes, both, plus Del Mar Terrace and Crest Canyon. They are different drives, so tell us which side of I-5 you are on and we will give you an accurate window.

My garage is a block from the beach. Does the salt air really matter?

It does, and it changes what we inspect. On coastal Del Mar properties we look at the springs, the cables and the bottom fixtures together, because they corrode on the same clock.

Can you still get to me during the fair or a race meet?

Yes. We route in over Del Mar Heights Road when Via de la Valle is heavy, and we tell you the realistic arrival window on the call rather than the optimistic one.

My Village garage has almost no ceiling space. Can I still get a new door?

Usually yes, with a low headroom track kit. It is a measurement question and the estimate visit answers it in a few minutes.

Up to 10 photos. A picture of the spring bar, the cable drum or the opener head is usually enough for us to load the right parts.
